- n8n – The workflow backbone. Automates document intake, validation, and review cycles. Triggers alerts for missing forms, expired signatures, or incorrect entries.
- Supabase – Secure storage and data layer. Houses all document metadata, compliance logs, and version histories. Supports real-time status tracking and retrieval.
- Lovable / Base44 – Builds the dashboard interface for agents and brokers to upload, review, and verify paperwork. Provides visual compliance tracking with instant error flags and approval indicators.
How It Works
- Document Intake – Agents upload or email forms (purchase agreements, disclosures, contracts, etc.). n8n auto-classifies the files and sends them into Supabase.
- Automated Validation – The workflow checks each document against a ruleset (dates, signatures, disclosures, required addenda, broker sign-off).
- Flagging & Correction – Missing, outdated, or incorrect documents trigger automatic notifications via email or dashboard.
- Dashboard Oversight – Lovable/Base44 interface shows live transaction compliance status — green for approved, yellow for pending, red for missing or invalid.
- Audit Trail Storage – Supabase maintains immutable logs of all document versions, timestamps, and reviewer actions — ensuring legal defensibility.
